Roof maintenance is a shared responsibility between homeowners and their roofing contractors. If you’re unsure where to start with your roofing maintenance, read on as Jack the Roofer shares tips that should get you started.
- Prioritize regular roof inspections. Your roofer can’t keep an eye on your roof all the time, which is why roof inspections are best left to homeowners. If you haven’t done so, a thorough inspection of your roof should be at the top of your to-do list. It’s important to note that you’re not expected to do anything more than a visual inspection — all you need is a pair of binoculars and something to record your observations on. During your inspection, pay attention to signs of damage, including dislodged components and discoloration.
- Check the attic ventilation. The roof’s interior deserves the same amount of attention as the exterior. Climb into your attic and pay attention to the humidity levels — if the air feels hot and humid, your roof needs better ventilation. Trapped heat and moisture in the attic can cause rot, as well as mold growth. You may also see other signs such as “sweating” attic walls or clumping insulation.
- Clean your gutters. Clogged gutters can cause rainwater to back up into the roof’s edge and cause moisture damage to the roof framing and decking. Standing water in the gutters can cause corrosion, and can turn the troughs into a breeding ground for insects. Clean your gutters at least once a year, or have it cleaned by professionals. Also, consider investing in gutter guards or gutter covers.
- Trim the trees. If you have trees on your property, you’ll have to clean your gutters more frequently. You’ll also need to watch out for branches that may scratch the roof’s surface, which can expose the underlying layers and increase the risk of moisture damage. The ideal clearance between the rooftop and the outermost branches is 10 feet. Have an arborist trim your trees to make sure the trees are not harmed.
