Things to Expect During a Professional Roof Inspection

The roof plays a significant role in protecting your home against the elements and weather extremes. You want it to remain in good shape so it can continue to stand up against severe storms. Routine inspections can help you keep track of your roof condition. It is also vital to the detection of small issues that could later lead to extensive water damage.  

Here are things to expect from professionals during a roof inspection. 

Roof Structure Inspection

One of the first things contractors will look for during an inspection is if the roof planes are even. They will check if the structure is sagging and if the gutters, soffit and fascia are in good shape. You can also expect them to assess the masonry chimneys and attic ventilation. If the vents have issues, warm, humid air can build up in the attic, increasing the chances of ice dams. It can also speed up the deterioration of shingles. 

Material Inspection

The material inspection usually involves searching for curling, loose, damaged or missing shingles. Inspectors will also look for signs of rust and flashing issues. While examining the roof, they might notice a buildup of shingle granules in the gutters. Significant granule loss is a common sign that your roofing system is reaching the end of its lifespan. 

Indoor Inspection

Since some signs of roof damage could be present inside your home, your contractors will perform an interior inspection. They will check your walls and ceilings for dark spots or stains, mold growth and rot. These are common signs your roof is leaking and water has entered your living space.
