Difference Between Normal Wear and Tear and Roof Damage

Knowing the difference between normal wear and tear, and significant roof damage can help you decide whether your roof still has some life in it or needs to be repaired or replaced by a professional. You should look out for the following:

Normal Roof Wear and Tear

Roof wear and tear caused by old age is normal and usually not covered by insurance. While these signs of possible deterioration are not a pressing matter, they are warnings that your roof should be monitored for more serious damage.

  • Fading Color
Over time, asphalt shingles will lose their vibrant color. This is normally due to prolonged exposure to sunlight. While faded shingles are more of a cosmetic concern than a structural one, it is likely that they are nearing the end of their serviceable life.

  • Dark Spots
Ceramic-coated granules embedded in your shingles protect your roof from ultraviolet (UV) rays. As granules fall off over the years, darker spots appear on the shingles where the granules once were.

  • Overhanging Trees
Tall, overhanging trees surrounding your roof can leave scratches, dents and other unsightly marks on its surface. Any roofer will recommend regularly trimming trees away to avoid unnecessary damage.

Damaged Roof

Often, these signs indicate roofing problems that need to be addressed to prevent further damage to your property.

  • Loose Flashing
When the flashing material becomes loose due to contractions or expansions, the bottom part of the flange will lift and allow moisture to seep into the roof. This can lead to leaks and other issues associated with it, such as rot and mold.

  • Hail Damage
Hail can cause severe damage to your roof. Hail damage occurs when sharp-hitting hailstones dent or puncture the roofing material.

  • Roof Sagging
A sagging roof can be caused by a number of reasons, such as improper installation or excessive weight, and definitely needs immediate attention from a professional. If you do not act soon, your roof can collapse and inflict serious damage to not only your property, but also the people inside it.
